For all project submissions we need the following initial information

  • A complete Business plan and or Executive Summary
  • Projected revenue proforma of the project going out 5 years
  • The Use of Funds requested
  • Resume of the borrower with net worth
  • Exit Strategy

This will help us get started on your file and to determine if your request will fit with one our lenders. We will get a response to you with in 24 hours of receiving a loan request.

A Variety of Property Types:

Multifamily, Mixed-Use, Office, Retail, Gas Station, Industrial, Warehouse, Automotive, Church and Chapels, Restaurants - Night Clubs & Bars, Flagged Hotels, Motels, Bed & Breakfast, Rooming Homes, Day Care, Mobile Home Parks, Funeral homes, Healthcare, RV-Parks, Self Storage, & Land.

In general, the documents you may need include:

  • If this is a purchase, a copy of the purchase contract fully executed by all parties.
  • Last 3 years taxes business and personal, profit and loss, rent rolls, copy of any/all leases, last 3 months bank statements business & personal.
  • Copy of rent rolls, leases, and profit & loss for subject property only.
  • Borrower's recent financial statements both personal and corporate may apply.
  • We will take a commercial loan application
  • Proof of assets, other properties owned, stocks, bonds, cash, etc. This will make your application much stronger.
  • A commercial appraisal of the subject property. In most cases lender's will order an appraisal during the lender's due diligence period. This process can take from 2-4 weeks to complete. If there is a current appraisal, lenders may/may not accept at their sole discretion.
  • A land survey is needed.
  • An Environmental report may be required depending on the property type- Gas Station, Industrial, or vacant land. Some lenders will require an environmental questionnaire to be filled out, and depending on the answers or the appraisal outcome 
  • Executive Lending Center Loan submission form.

 This is a general list of what is needed to submit a commercial loan. Less documentation may be required depending on the actual submission loan criteria. All loans are unique, and you will receive a complete list of what is required to close your loan. This is intended as a guide to help you gather  and/or be prepared fr the proper information and paperwork.
